I'm looking at a plot of rústico land with a small ruin. What can I actually do with it?

Rural land has strict limits on building, and the rules depend on the zoning and plot size. Don't assume you can build or convert a ruin, and don't rely on the seller's word. Ask the town hall for the planning status in writing and have a lawyer check.

Also check water and access. Rural plots often have neither.
